Located in the heart of Austria's leading economic region, the IZ NÖ-Süd has become a veritable city of its own. With a total industrially zoned area of 280 hectares (approx. 692 acres), the IZ NÖ-Süd is currently home to approx. 369 companies providing more than 11,100 jobs for the region.

As the largest of our business parks, IZ NÖ-Süd offers a prime central location, ideal access to means of transportation and also the opportunity to lease customized rental properties developed by ecoplus. Another advantage of IZ NÖ-Süd is its highly developed infrastructure (rail connection and freight station with Austrian railroad (ÖBB) network junction, post office, customs office, restaurants, video surveillance and a well-designed guidance system).

Management & Services

The ecoplus Business Park IZ NÖ-Süd was founded in 1962. With a total area of 280 hectares (approx. 692 acres), the IZ NÖ-Süd extends across four  municipalities: Wiener Neudorf, Biedermannsdorf, Guntramsdorf and Laxenburg.

Management functions related to infrastructure and development for the entire business park grounds as well as most municipal matters are handled by ecoplus.

Infrastructure installations owned and managed by ecoplus include:

  • 17.2 km of roads with over 500 streetlights
  • 13 km rail tracks
  • 17.4 km of storm-water drains
  • 13.9 km of sanitary sewer lines  
  • 16.7 km water supply system
  • 100,000 m² of green area with meadows, shrubbery and trees
  • Sewage treatment plant (population equivalent of 15,000)
  • Guidance system featuring info points and map dispensers


Service facilities at the IZ NÖ-Süd which are owned and managed by ecoplus include:
